Try www.statcounter.com, a free invisible web counter for your Active Rain blog or personal website.  It is so easy.  You create an account with www.statcounter.com and then you are provided with code to insert into your Active Rain blog or personal website and presto you will be able to monitor visitors to your blog or website and also find out where they are coming from. 

To insert code to your Active Rain blog go to My Home and then click on Setting in the side navigation and then you insert code into blog description.  Make sure you save your changes or you will have to do it over again.

You can also have stat reports emailed to you on a weekly basis making it even easier to keep track of your visitors.  Have fun with this!

A home is typically the biggest investment most people will make in their lifetime.  In these challenging times and unexpected repair or replacement cost can be difficult to manage and trying to find the right professional to fix your problem can be stressful.  Having a home protection plan won't stop your appliances from breaking down but will help cover some or all of the costs of covered repairs and replacements.

Some of the items that a home protection plan may cover are plumbing, water heater, electrical, pool and spa equipment, air conditioning, and appliances.  How much money do you think it would cost to repair your air conditioner should it break down?  Depending on the problem, it could range in the thousands of dollars.

There are many different home protection plans available.  You can customize your coverage and premiums to best fit your needs and sometimes the premium can be included in the closing costs of a home purchase.

Finding and purchasing a home that will meet your needs, now and in the years to come, is a significant and often stressful time. My goal is to make this transition as smooth as possible. Here are some tips that you may follow to help make the search for finding your dream home seamless.

Before you start looking for a home, you should ask yourself a few questions:

Where do you want to live?

Do you want to be near schools, shopping or work?

What kind of house would you like (need)?

Are you looking for a particular style such as single family home, condo or luxury home?

How many bedrooms and bathrooms do you want?

Do you want a yard?

How much house can you afford?

Have you consulted a Realtor or mortgage lender to determine the size of the mortgage you would qualify for? 

It is extremely important to get qualified for a loan before you begin your search for your home.  This way you know in advance how much home you can afford and can negotiate a better offer with a seller if you have already qualified for a mortgage.

Steve Wooster, Chairman of the Green Real Estate Alliance of Sarasota Florida offered me this great "Green Marketing" tip:  Celebrate Arbor Day and join the 4th Grader Foresters Program.  Arbor Day is the third Friday of January for Florida, January 19th.  Every state celebrates Arbor Day on a different date.  To check the day your state celebrates Arbor Day visit www.arborday.org. 

The project is a simple and inexpensive way for you to sponsor the 4th grade students at your local elementary school in your community.  Sponsors can attach a their business card to each tree and sponsorship can be announced in press releases to local media.  This is the best feel good marketing you can ever do.

This project will help revitalize observation of Arbor in our schools and to send every fourth grader home with a native tree of their own to plant and care for.  As the tree grows they will remember who gave it to them.

Sponsors of this meaningful project will build name recognition for their business, help spread the word and show your commitment to reduce global warming and best of all you will be inspiring children to plant, nuture and be responsible stewards of the environment.

Venice, Florida is one of the most beautiful communities in Florida and is located directly on the Gulf of Mexico.  Venice is a very popular place to live for retired seniors and families.  Venice FL is known for its beautiful beaches, scenic parks, quaint downtown shopping and its lovely boulevard shaded by giant live oaks that extend from downtown to the Venice Beaches. 

Venice is also know as the "Sharks Tooth Capitlal of the World" and is the best location to find prehistoric sharks teeth and other treasures on their beautiful Florida beaches.  In addition to the lovely beach, a central park along Venice's main street, Venice Avenue, is the site of concerts, arts and craft shows, and various special events.  Venice Municipal Airport is 2 miles away from downtown Venice and sits nearby the Gulf of Mexico, The airport is open to the public but there are no commercial flights available.  The airport includes 2 runways, on 835 acres of land with precision weather tracking, and medium grade lighting from dusk until dawn. Our family visits Fall Creek Falls TN every year.  We love it here.  Fall Creek Falls is approximately 20,000 acres and is located on the edge of the Cumberland Plateau.  The park has many gorges, streams, several waterfalls one of which is 256 tall and is said the be the tallest waterfall in the eastern United States and Southern Magazine has voted Fall Creek Falls the best state park in the Southeastern United States.  It is about a 11 hour drive from Venice Florida and our family visits Fall Creek Falls annually.

Is the Venice FL real estate and Englewood FL real estate getting any better? If you look at the statistics as compared to 15 months ago, September 2007; YES it is getting better but we are still in a declining market. The inventory is down (not as many homes available for sale) and more homes have sold and were are under contract to sell. The number of homes for sale in the Venice FL and Englewood FL markets combined as compared to 15 months ago has dropped 13.8%. Homes that have closed has risen 25.9% and homes under contract are up 115.3%.

The average days on the market (DOM) has dropped from 146 to 112 and list to sales price ratio although has fluctuated over the past 15 months is still at 91%, which means that the average home is selling for 8% - 9% off the stated list price.

If you want to sell your property you need to dramatically increase the Buyers attention. Buyers are looking for the best home at the best possible price. Did you know that within 15 seconds a Buyer has developed an opinion of your property? Sellers need to work on the curb appeal of your home (see my September 2008 post on curb appeal), tear down that old funky wallpaper, put on a new coat of paint, remodel the kitchen, and whatever else is needed to attract a Buyer. Showing attention to detail and understanding the Buyer's needs is essential for a successful sale.
